Waterfront Property Values
Herrington Lake has 325 miles of shoreline and was created over 80 years ago when the Dix River was dammed. Several years ago when we put together the Herrington Lake Conservation League mailing list we determined there were approximately 1400 waterfront homes. In the beginning, most of the lake properties were weekend cottages and fishing cabins, some quite primitive by today's standards. Although a few still exist, most have been removed or extensively remodeled and enlarged. In the past few years several very nice restricted subdivision have been developed as well as two golf - lake communities. Today, there are a variety of lake homes to satisfy most budgets, from cabins to spectacular log and contemporary homes. There are still many, many miles of waterfront that remain in their natural state. The lake is by no means over developed.

By law, all tributaries of the lake are designated as 'no wake zones'. That means all watercraft must travel at idle speed, which reduces the noise and wake turbulence. Homes located in no wake areas generally command a premium price vs other areas. Some notable "no wake" areas are Rocky Fork, Cane Run, McKecknie Creek, Tanyard Branch, Spears Creek and Mocks Creek.

Lots on the lake range in price from $35,000 to $100,000 depending on size, location and lake access.

Homes on the lake range from $150,000 to more than $1,500,000 with the majority selling between $200,000 and $400,000.

Approximately 50% to 60% of lake homes are occupied full time with the rest being seasonal. Very few of the seasonal homes are used as rental. In fact, the resort rental business is almost nonexistence on the lake.

Land is scarce, waterfront land is more scarce.
